Airbnb co-host fees: what should you expect to pay?
The most useful co-host fee is a written total for a defined set of tasks. A percentage by itself leaves important questions unanswered: percentage of which revenue, with what monthly minimum, and for what service? Compare a quiet month as well as a busy one. A fee that looks small during a strong season can be dominated by minimums when bookings fall.
Separate software from human co-hosting
CoHostBnB Assisted is $19 per month for three properties, with a $5 monthly add-on for each extra property. It drafts messages; you send them. It includes 500 drafts, gives a notice at that level and pauses drafting at 1,000. There is no revenue share. That price should not be read as the price of someone attending a property or taking over every operating decision.
The onboarding Autonomous-BYO formula is the largest of $39 per month, $12 per property or 14% of booking revenue. You keep and pay for your Hospitable account separately. Autonomous-managed uses the largest of $79, $29 per property or 14% of booking revenue. Hospitable is inside that managed arrangement; the property floor is re-derived from its invoice monthly. These are maximum formulas, not a base charge added to 14%.
Understand the managed-service fee base
CoHostBnB advertises in-person co-hosting from 15% and remote co-hosting from 8%. Those are conditional introductory rates for twelve months, subject to confirmation. The published standard rates are 18% and 10%, respectively, with monthly minimums of $399 and $149 per property. Standard setup is $499 for in-person and $199 for remote; qualifying introductory setup is waived. Do not budget on an introductory offer until it is confirmed in writing.
Those service percentages apply to accommodation payout after the platform host fee, excluding cleaning fees, taxes and deposits. That is not necessarily the same number as gross booking revenue. Cleaning and repairs pass through separately at cost. Ask how each property’s minimum is applied and how a cancellation, refund or adjustment affects the invoice.
Work through a concrete month
With two properties and $4,000 in monthly booking revenue, either Autonomous software formula reaches $560. BYO still has its separate Hospitable bill. If accommodation payout is $3,500, the combined in-person minimum is at least $798 and the combined remote minimum is $298. At the conditional 8% remote rate, the percentage is $280, below that combined minimum. Uneven payout between properties can increase the actual bill because minimums apply individually.
Use the co-host fee calculator with your own numbers. It separates accommodation payout from booking revenue and labels managed estimates as lower bounds. Keep setup charges separate from the monthly comparison so the first invoice does not become a surprise.
Check eligibility and scope before signing
GREEN, YELLOW and RED availability changes what can be offered. Percentage-based Pro requires an eligible verified property; YELLOW uses fixed monthly administrative Assist and owner publishing, while RED is software only. The host stays payee. A founder-led hospitality team provides the agreed managed scope, with local coverage checked separately. Review published pricing and dated PMS comparisons, then request a written schedule of tasks, approvals, minimums and cancellation terms.
