Berylus exists because the cohost industry has spent ten years optimizing for fee opacity. Headline fees that double in effective cost. Cleaning markups nobody discloses. Maintenance line-items nobody approved. Multi-year contracts with $7,500 exit fees. Performance pitches that turn into "the market" excuses six months later. Every owner you know has at least one of these stories.
The thesis is simple: owners will pay more for honest math. 14% all-inclusive beats 10% headline + 22% effective every single time, once you read the receipts. We bet the company on that.

Smart locks, noise monitors, AI guest replies, push notifications — included. Owners shouldn't have to buy these on top of a 14% management fee.

Where we operate
San Francisco Bay Area first.
We launch in the SF Bay Area in 2026 — San Jose, San Francisco, Oakland, Marin, Santa Cruz, Half Moon Bay, Carmel-by-the-Sea, Monterey. The Bay has the highest STR-per-capita density on the West Coast and the most regulatory complexity, which means owners need a cohost that actually monitors ordinances rather than reacting to fines.
Expansion order in 2026: Los Angeles → San Diego → Phoenix → Austin → Nashville → Denver. We skip Vacasa-dominated mountain markets at launch because the supply-side is locked up; we focus on metros where transparency wins.
