Best STR cohost software for indie hosts in 2026

Score: 7.8/10

Strengths: Most mature message-automation engine. Reliable. Weaknesses: Per-listing pricing scales painfully. AI is an add-on capped at low volume.

3. Guesty — Best for enterprise PMs (overkill for indie)

Score: 6.4/10

Strengths: Most channels supported. Most feature-rich. Weaknesses: Built for 50+ unit PMs. Indie hosts will use 15% of features and pay for 100%.

4. Hostfully — Best for direct-booking-first hosts

Score: 7.1/10

Strengths: Best direct-booking site builder. Best digital guidebook product. Weaknesses: Per-listing pricing. Less polished AI replies.

5. Lodgify — Avoid if you have <10 listings

Score: 5.9/10

Strengths: Cheapest headline price. Weaknesses: 1.9% take on direct bookings is brutal once you scale. AI replies are an extra cost.

6. iGMS — Solid for cleaner-coordination focus

Score: 6.3/10

Strengths: Best-in-class cleaner scheduling. Weaknesses: AI replies are weak. Limited beyond cleaning workflow.

7. OwnerRez — Best legacy choice for hardcore tech-set hosts

Score: 7.0/10

Strengths: Most flexible templating + automation engine. Best payment processing built-in. Weaknesses: UX feels like 2014. Mobile app is a weak point. AI replies are weak.

What we got wrong in 2025

In our first version of this comparison, we assumed AI replies were a “nice to have.” We were wrong. After running 90 days of data, the bookings that converted to 5-star reviews correlated with reply speed at p<0.01. Hosts who reply within 60 seconds of inquiry get 23% more bookings on average. AI replies are no longer a feature — they’re table stakes.
