Who can host in San Francisco

San Francisco only lets a permanent resident rent their own home for stays under 30 nights. Permanent resident means you live in the unit at least 275 nights of the calendar year. An investor unit, a second home you visit a few weekends a year, or an apartment you moved out of does not qualify, and we will not take it on.

If you do qualify, there are two ways the home gets rented. Hosted stays, where you are living there while the guest stays, have no annual night limit. Un-hosted stays, where the whole unit is rented while you are away, are capped at 90 nights in a calendar year. Most owners who come to us travel for part of the year and want those away nights booked and run properly without breaking the 90-night line.

The registrations you hold

You need two numbers before a listing goes live: a San Francisco Business Registration Certificate and a Short-Term Residential Rental certificate from the city. The rental certificate number has to appear on every listing, on every platform. You also need $500,000 of liability insurance unless the platform you list on provides it.

Published figures for the city fee disagree (secondary guides quote anything from $450 every two years to $925), so we do not print a fee here. Check the current figure on the city guide linked below before you apply.

What we do for a San Francisco home

We count every un-hosted night against the 90-night cap on your calendar and stop selling un-hosted dates before you reach it. We put your registration number on each listing and check it is still showing after every listing edit. Stays are capped at 30 nights on our side as well, so a managed listing never drifts into a lease.

Guests, cleaning coordination, pricing and the monthly owner statement are handled by our team, and the city paperwork is prepared for you to sign. The permit and the insurance stay in your name.

Before you request an estimate

Have ready: proof you live in the unit 275+ nights a year, your Business Registration Certificate number, your Short-Term Residential Rental certificate number if you already hold one, the dates you expect to be away next year, and your insurance carrier or the platform policy you rely on. If you have no certificate yet, say so; we prepare the application for you to sign and do not list the home until the number is issued.

Our fee here
