Licence first, then the rest
In unincorporated Marin County you need a county short-term rental licence before anything else, then a business licence and a Transient Occupancy Tax certificate. Licences are capped at 1,200 across unincorporated Marin, with tighter local caps: 192 in Stinson Beach and 204 in Dillon Beach.
Existing operators had until 1 July 2025 to apply. New licences are issued only after that and only while the cap has room, so a home that is not already licensed may wait or not get one at all. We check the licence status before we quote.
Which Marin are you in?
These rules cover unincorporated Marin: places like Stinson Beach, Dillon Beach, Point Reyes Station and Inverness. The incorporated cities (Sausalito, Mill Valley, San Rafael, Tiburon and the others) each have their own short-term rental rules, which differ from the county's. The estimate form asks for the jurisdiction, and we look up that city's rule before we reply.
Managing a coastal Marin home
For a licensed home we run guest messages, cleaning turnovers between coastal stays, pricing for the summer and holiday peaks, and the monthly statement by the 5th with the taxable rent for your TOT filing.
Stays are capped at 30 nights. The licence, the business licence and the insurance stay in your name; we prepare renewals for you to sign.
Before you request an estimate
Have ready: your county STR licence number (or the date you applied), your business licence and TOT certificate numbers, the community the home is in, and any HOA or road-association limits on short stays. If the home is inside one of Marin's cities rather than unincorporated land, tell us which one; the county licence does not apply there.
